The Leek United Building Society are a small lender but they are managing to offer a competitive 3 year mortgage best fixed rate deal. The building society will charge just 3.99 per cent for its 90 per cent LTV 3 year fix with a £995 arrangement fee.

The appeal of this deal is further enhanced by the fact that the arrangement fee is just £995. This may be twice as expensive as the fee charged by the Yorkshire Building Society, but it is still less than the industry average.”

The Yorkshire Building Society has cut the rate on its 3 year fixed deal to 4.69 per cent for 90 per cent LTV, the mortgage deal comes with a low arrangement fee of just £495, making it one of the most competitive fixed-rate deals at 90 per cent LTV

For those borrowers wanting the security of a longer term fix, HSBC has a 5 year mortgage best fixed rate deal for 90 per cent LTV. This HSBC deal charges just 4.89 per cent and is available to both first-time buyers and those remortgaging. Unusually there is no arrangement fee which will make it especially attractive to first time buyers who already struggle to come up with the large deposits demanded by lenders. The increasingly large fees charged on top of deposits can make buying a house almost impossible for many not already part of the property chain.
